Fixed prices in TWD. Never a percentage of your rent.

Whether the room is NT$30k or NT$80k a month, the work is the same, so the price is the same. Pay by bank transfer in Taiwan — no exchange rates, no international fees.

Listing Check

NT$1,200 / property (≈ £29)

Just want to confirm the place actually exists? The minimum step against rental scams.

  • On-site check that the address and building are real
  • Exterior compared against the listing photos
  • Short video of the building and street
  • Timed walk to the nearest station
  • Delivered within 24 hours

Exterior only. It catches stolen photos and listings for places that don't exist — but not scams where someone rents a real flat short-term and poses as the agent. Before paying, still check on the Land Registry that the owner matches the landlord on your contract.

The “don't” column isn't about ability. It's a deliberate legal line — and it's what lets me stay on your side.

What I don't do

  • Finding or recommending properties
  • Contacting agents or arranging viewing times
  • Negotiating, reviewing or signing contracts
  • Handling rent, deposits or any payments
  • Legal advice, RICS structural surveys or fire-safety inspections

SeeMyFlat is a property inspection and recording service, not a letting agent. Letting agency work is regulated in the UK and agents may not charge tenants service fees; to stay outside that scope, SeeMyFlat does not find properties, arrange viewings or handle any payments.

Public transport, timed

I walk to the nearest station with a stopwatch — not Google Maps' estimate. Includes your real rush-hour commute to school or work, the number of changes, and whether the street is lit at night.

Room measurements

Room size measured with a tape, noise checked with a phone decibel meter, and internet speed tested on my own mobile connection.

Public records check

EPC energy rating (a guide to your bills), Council Tax band, HMO licence registration and street-level crime data from police.uk. All public — but almost nobody knows to look.

Heating and bill risk

Central heating or electric heaters? This alone can change your monthly bill by around NT$3,000. Plus double glazing and where the sockets are.

Kitchen, bathroom and shared spaces

How many people actually share, how clean it is, water pressure, whether the hot water is reliable, fridge space, and whether there's a washer-dryer.

Building and security

Entry doors, whether the letterbox is secure (parcel theft is common in London), the bin area, bike storage and the neighbouring buildings.

Your questions, asked

Send me your list beforehand and I'll ask the agent each one on site and note the answers — including the ones you'd feel awkward asking in English.

An honest opinion

Right after the viewing I'll tell you: would I live here, and why? Plus what to watch out for before you sign.

Payment

  • Fixed in TWD, paid by bank transfer in Taiwan
  • Pay in full, or a NT$1,000 deposit with the rest before the video is delivered
  • No exchange rates, no international fees
  • Receipt provided

Cancellations & refunds

  • More than 48 hours before the viewing: full refund
  • Within 48 hours: 50% refund (the slot has been held)
  • If I'm late or don't show: full refund
  • If the agent doesn't show: the fee stands, with one free rebooking
  • Filming refused on site: I still run the checklist, send the measurements on LINE, and refund NT$800
