Why do you book the viewing yourself? It's the legal line — and it keeps my income independent of whether you rent.Find out why

Why it matters

Renting the wrong flat costs more than you think.

London tenancies usually run for 12 months. If you discover mould, noisy neighbours or a commute 40 minutes longer than expected after signing, you either live with it for a year or pay to leave and start again — usually three months' rent or more.

What I check

8 things I check for you

Every property goes through the same list — nothing gets skipped because the day was busy.

01Public transport, timed

I walk to the nearest station with a stopwatch — not Google Maps' estimate. Includes your real rush-hour commute to school or work, the number of changes, and whether the street is lit at night.

02Room measurements

Room size measured with a tape, noise checked with a phone decibel meter, and internet speed tested on my own mobile connection.

03Public records check

EPC energy rating (a guide to your bills), Council Tax band, HMO licence registration and street-level crime data from police.uk. All public — but almost nobody knows to look.

04Heating and bill risk

Central heating or electric heaters? This alone can change your monthly bill by around NT$3,000. Plus double glazing and where the sockets are.

05Kitchen, bathroom and shared spaces

How many people actually share, how clean it is, water pressure, whether the hot water is reliable, fridge space, and whether there's a washer-dryer.

06Building and security

Entry doors, whether the letterbox is secure (parcel theft is common in London), the bin area, bike storage and the neighbouring buildings.

07Your questions, asked

Send me your list beforehand and I'll ask the agent each one on site and note the answers — including the ones you'd feel awkward asking in English.

08An honest opinion

Right after the viewing I'll tell you: would I live here, and why? Plus what to watch out for before you sign.

Plans & pricing

Two levels. Every price is public.

Fixed prices in TWD, never a percentage of the rent. Whether the room is NT$30k or NT$80k a month, the work is the same, so the price is the same.

Listing Check

NT$1,200 / property (≈ £29)

Just want to confirm the place actually exists? The minimum step against rental scams.

  • On-site check that the address and building are real
  • Exterior compared against the listing photos
  • Timed walk to the nearest station
  • Short building and street video
  • Delivered within 24 hours

Exterior only. It catches stolen photos and listings for places that don't exist — but not scams where someone rents a real flat short-term and poses as the agent. Before paying, still check on the Land Registry that the owner matches the landlord on your contract.

Why trust me

I have no reason to mislead you.

You're handing part of a 12-month decision worth over NT$1 million to someone you've never met. So here's exactly where I stand and how I work.

How I keep quality consistent

  • Every property goes through the same checklist
  • The video is unedited — flaws included
  • The video goes to you only — never published, never shared with the agent

I take no commission

Free housing platforms earn commission from accommodation operators — they get paid when you sign. My income has nothing to do with whether you rent, or which place.

I can reach the places you're actually viewing

Private rooms on SpareRoom, OpenRent and Rightmove are out of reach for commission platforms — and that's where both the bargains and the bad flats are.

Unedited, no flattering angles

The video walks from the front door through every room, with no cuts and no editing. The flaws stay in.

I never touch your money

Deposits, rent, agency fees — none of it passes through me. Nor does negotiating or signing.

Founding customers

Half price for the first ten customers, in exchange for an honest review.

This is a new service and I don't have testimonials to show you yet. Rather than fake them: the first ten people to try it get every plan at half price. The only condition is a review I can publish — good or bad.

FAQ

You're probably wondering…

See all questions
Q1I'm in Taiwan. How does it work?

You book the viewing time with the agent yourself, then send me the listing link, address, time and any questions. On the day I video-call you on LINE from the property, and you can ask me to film anything again. Within 48 hours you receive the full, unedited walkthrough video. Everything is in Mandarin.

Q2Will you find properties or contact agents for me?

No — and that's deliberate. Letting agency work is regulated in the UK, and agents are banned from charging tenants service fees. To stay outside that, and to keep my income independent of whether you rent, I only do one thing: attend a viewing you've already booked, and inspect and record it. You find the property and book the time.

Q3Why isn't it free? Other platforms don't charge.

Those platforms earn commission from accommodation operators — they get paid when you sign. They have no reason to tell you about the mould on the wall. I take no commission and charge the same whether you rent or not, so I have no reason to mislead you. That independence is what the fee pays for. Those platforms also only list commission-paying student halls, not the private rooms on SpareRoom and OpenRent — which is where both the bargains and the bad flats are.

Q4What if the agent won't let you film?

It happens. There's a bilingual template on the site for asking permission when you book, and most agents agree. If filming is refused on the day, I still go through the checklist, send you the measurements and what I saw on LINE, and refund you NT$800.

Q5Can I get a refund?

Full refund if you cancel more than 48 hours before the viewing; 50% within 48 hours, because the slot has been held. Full refund if I'm late or don't turn up. If the agent doesn't show, the fee stands, but I'll rebook once for free.

Don't gamble on photos. Have someone look first.
